Understanding Landlord Forms And Their Purpose

Having income property to rent to another party can be profitable but it is important to understand the legal matters before entering into an agreement. This is designed to protect both parties and the details are spelled out clearly. Having relevant landlord forms on hand when finalizing a step, helps the tenant processing.

When the landlord uses a prescreening prospect card, it can save time and energy on choosing a tenant. It should also be determined if tenants are allowed to smoke. Often, the property owner may add a clause that forbids smoking in the beginning of a lease agreement or sometime afterward as a way to protect property.

The property owner should always be aware of those who will occupy the unit being leased or rented. If a landlord chooses to have pets on the property, the terms and conditions should be defined in a pet agreement. This is to be signed by both parties and adhered to while unit is occupied.

There are some instances where a tenant may need to leave their home vacant for a period of time. It may not be practical for them to pay rent so they may choose to sublet to another party. The landlord must establish the terms in a sub lease agreement as they may want to get personal information before the other party may occupy the property.

Entering a rental property can be an unusual situation when the tenant is not present. While some landlords feel they should be able to enter at any time, often this is illegal and may inconvenience the tenant. By presenting a notice of intent to enter the premises to the tenant as early as possible, this may clear up some confusion. When the tenant completes a work order, a reasonable time may also be arranged between both parties.

Another way to clear up confusion about living arrangements is to send a polite reminder in writing. A lease violation notice may be used as a warning or the next step to starting the eviction process, should a matter go unresolved. When rent is not paid on time, landlords will present a notice to pay or quit, giving the tenant the option to leave the property immediately.

While many landlord matters are serious, it helps to keep records of all transactions. If either party goes to a court to resolve a matter, having a strong paper trail will help the property owner if their actions were just. The use of landlord forms helps both parties understand what is to be expected and the landlord can streamline his rules.
