Most people would go for the leasing as they do not have the right finances to construct their own establishments yet.

When you rent a space, you will be signing a contract prior to moving in. This will be the written agreement between you and the landlord or the owner of the place. Sometimes the landlords permit this option because this would mean that they can raise your rent for a fraction. But even if the contract states that it is allowed, this should still be something that must be discussed with your landlord. Once you have settled everything with the landlord of the place, the next thing that you should do is try to see if your really have the areas to accommodate others. You can determine if there is once you can see that the entry ways will not be blocked by their set up. And you need to determine if the place allows for no disruptions during work hours.

If you have neighbors, make sure that they know about your decision first hand. They might also be affected and shocked when they see other people using the bathroom. There are also several cases that has sparked disputes because of uninformed neighbors.

Looking for the right people to occupy is very essential. Just as you scrutinize everything when it comes to the staff that you employ, you should do this with your subtenants as well. You need to be more comfortable with the people you are sharing your area with. So you have to be certain that they are trustworthy citizens.

Your plans for the future of your business might be able to influence this decision as well. If you are planning to expand the soonest possible time, you should offer them a short term contract only. So that you can utilize the remaining space for the additional staff that you will hire once you have expanded.

When you are all done, there should be a set of ground rules to follow. If you let the subtenants follow it, it must also be observed by your staff as well. For example, you have stated that the privacy should be respected, it is important that your office also repay the same courtesy to them.
